HOW DO WE DO IT?

We use industry leading software to identify properties that are ideal for purchasing and subdividing. We can measure the site area, see if any infrastructure such as swer and water are available, and draw up the draft plan for subdivision.

Ideally the identified site is zoned 'Low-Medium Desnsity Residential' and able to take at least 5 subdivisions to make it financially viable.



WHAT IS INVOLVED?

The acquisition process would look something like this: 

  1. The Client contacts us directly or we would send a letter to them outlining our intentions.
  2. We would produce a 'Comparables' document for the Client. A comparables document shows several listings in the area of a smiliar nature and also lists Real Estate website prices, Goverment land valuations, and contains a Feasability Study. This gives us an indication of what the property is worth. Because we dont charge commissions, we are able to give more of the purchase price to the Client.
  3. If the Client accepts the offer, we would create an Options agreement.
  4. During the agreement period, we conduct Due Diligence to identify any issues.
  5. We liase with a Town Planner to create a design for the subdivision.
  6. We submit the design to Council
  7. If the Design is approved, we start to pre-sell the subdivided lots
  8. Once we have sold over a set percentage, be engage a Civil Contractor to commence earthworks

Project MANAGEMENT

We can also manage your subdivision project for you, offering the following services:

  • Liasing with Council on your behalf
  • Advice on or provision of Subdivision layouts
  • Liasing with Town Planners on your behalf


TIPS FOR SUBDIVIDING

  • Council zoning affects what size lots you can have in a subdivision
  • Sites with issues such as Environmental or Hazardous Materials are more difficult to get Council Development Applications for
  • Sites that require a demolition can make the subdivision prohibitively expensive
  • Properties that have a Development Application in place have increased worth but a smaller selling profile
  • Properties that have elevation changes can be prohibitively expensive to subdivide as they require retaining walls
